Contemporary construction projects demand a diverse range of services to generate comprehensive Construction Drawings necessary for permitting and bidding. Selecting the appropriate Architect, Structural Engineer, Geotechnical Engineer, MEP professionals, and Civil Engineers can be a challenging endeavor. We can undertake the role of your Project Manager throughout the design phase and represent your interests aiming to guarantee the success of your project.


Project Management Phase - Design Services

Includes the completion of the Construction Drawings (CD's). The CD's are a combination of the Architectural plans, Structural plans, Mechanical / Electrical / Plumbing Plans, Soils Report, and Civil site plans. These documents will be used to submit for Planning and Zoning approval, building permits, and bidding.

Architectural Design

Architectural drawings can be provided by ENGenious LLC or from an outside source. These documents will guide all other design aspects of the project. A general idea of floorplan and orientation will need to be provided prior to commencement of the other design disciplines.

Civil and Geotechnical Studies / Design

Depending on jurisdictional requirements or site specific conditions, a Civil Design, septic design, and / or Geotechnical soils report may be needed for the project site. The necessity of these studies can be determined during the Project Inception Phase. 

Structural Design

The finalized Architectural Drawings and Civil / Geotechnical Studies are needed prior to starting the Structural design. Where the Architectural design focuses on the aesthetics and function of the building; the structural design focuses on the the skeleton that holds the building together in reference to site specific conditions. 

MEP Design

MEP (mechanical / electrical / plumbing) design may or may not be needed. We will hire respected sub-consultants to perform the design of these systems as needed. Design of these systems may be deferred to the construction phase, but in our experience it's better to have everyone on board prior to construction and bidding so that changes are minimized during the construction phase (see Elected Premier Design Services  under Architectural Design).
