Construction projects these days require many different services to produce a complete set of Construction Drawings needed for permitting and bidding purposes. Hiring the right Architect, Structural Engineer, Geotechnical Engineer, MEP professionals, and Civil Engineers can be a daunting task. We can act as your Project Manager during the design phase and as your representative during the Construction phase in an effort to ensure a successful project.
Includes the completion of the Construction Drawings (CD's). The CD's are a combination of the Architectural plans, Structural plans, Mechanical / Electrical / Plumbing Plans, Soils Report, and Civil site plans. These documents will be used to submit for Planning and Zoning approval, building permits, and bidding.
Architectural drawings can be provided by ENGenious LLC or from an outside source. These documents will guide all other design aspects of the project. A general idea of floorplan and orientation will need to be provided prior to commencement of the other design disciplines.
Depending on jurisdictional requirements or site specific conditions, a Civil Design, septic design, and / or Geotechnical soils report may be needed for the project site. The necessity of these studies can be determined during the Project Inception Phase.
The finalized Architectural Drawings and Civil / Geotechnical Studies are needed prior to starting the Structural design. Where the Architectural design focuses on the aesthetics and function of the building; the structural design focuses on the the skeleton that holds the building together in reference to site specific conditions.
MEP (mechanical / electrical / plumbing) design may or may not be needed. We will hire respected sub-consultants to perform the design of these systems as needed. Design of these systems may be deferred to the construction phase, but in our experience it's better to have everyone on board prior to construction and bidding so that changes are minimized during the construction phase (see Elected Premier Design Services under Architectural Design).
Our clients are more than welcome to request any of the following services from us after the Project Management Phase - Design Services is completed. We will act as your Owner’s Representative during the construction process. We make sure that the General Contractor and/or sub-contractors are meeting the requirements of the design through a portion of or the entire construction process and acting as your advocate for a high-quality finished product.
At your direction, we will send out the Construction Documents for bid t one or multiple General Contractors. If requested, we will conduct a bid meeting to allow any prospective bidders an open dialogue to ask questions pertaining to the CD's. We will provide a schedule of values and schedule of units for each bidder to fill out in addition to their final bid price. These documents will be used to verify bid validity, reduce change order risk, and eliminate confusion.
At your request, we can submit all documentation for permit review as your representative. Typically a General Contractor will perform this task, but some homeowners elected to, and are allowed to, perform this aspect of the process on their own.
At your request, we can perform site visits and milestone reviews as your representative to verify construction is proceeding per the Construction Documents and intent of design.
